Leading planning scheme amendment process to re-purpose under-utilised commercial land for diverse living opportunities

Roberts Day are advancing a strategic proposition to rezone a Commercial 2 Zone site to Mixed Use Zone in the City of Maribyrnong. The proposed planning control framework will facilitate the delivery of a residential development of up to 225 dwellings (a mix of apartments and townhomes). 

Our urban planning and urban design teams collaborated, with our client, to create the vision for the site before developing the planning tools to be enshrined within the planning scheme as part of the current amendment process.

Roberts Day successfully negotiated a highly flexible planning control framework, capable of responding to changeable market conditions, preparing concept plans which showcase how an infill development, ranging in height between 2 to 5 storeys across the site (and accommodating between 125 and 225 dwellings), can be delivered. The concept plans, supported by a detailed site analysis and a suite of technical reports have formed the basis of a planning scheme amendment to introduce a flexible Design and Development Overlay on the site.  

The outcome of the amendment will be a framework to guide the future development of the site that will deliver a high amenity and a diverse public realm; housing diversity; a graduation in building heights; pathway networks and innovative parking solutions, together with convenient access to adjoining retail offerings and abutting parkland at Costello Reserve.
