A groundbreaking Form-Based Code developed by the project team has given rise to a truly unique community distinguished by its beautiful homes, leafy streets and a profound sense of place drawn from its coastal environs and the principles of traditional neighbourhood design.
Diversity by Design
Jindee effectively differentiates itself in a competitive marketplace dominated by homogenous house and land packages. From urban apartments, terraces and cottages to large homesteads set within retained coastal dunes, Jindee successfully balances density with sustainability while delivering genuine housing diversity.
All dwellings at Jindee demonstrate design excellence with traditional architectural proportions including generous front verandahs and high ceilings.
Streets for Living
Jindee prioritises high quality streetscape design to foster community and encourage active lifestyles, including generous landscaping, wide footpaths and narrow streets with slowed traffic. This approach is supported by a simple yet transformative decision to move garages and driveways off the street and into rear lanes, which allows for a doubling of permeable surface area and three times as many street trees compared to standard practice.
This has resulted in shaded, lushly landscaped streets which encourage walking, cycling and play while strengthening biodiversity and climate resilience.
Planning Done Differently
To realise the ambitious vision for Jindee, RobertsDay upended the conventional planning process through the implementation of a comprehensive Form-Based Code that sets public space, streetscape and built form standards to ensure exceptional development outcomes are realised.
Engagement with approval agencies to rewrite the myriad planning regulations which would otherwise hinder innovation has been key to the success of this holistic approach. Key planning innovations include exempting the entire development from the R-Codes and realising a 6-hectare coastal land swap through an Innovation Agreement with State Government.
